Interstate Investment Properties, Inc. will be responsible for the asset management of the property and supervision of the property management company hired to lease and manage the property.

Interstate Investment Properties will provide the following services:

  • Supervise property management company and related service contractors
  • Establish set of goals and objectives for the project
  • Regular consultations with parties involved regarding the progress of the project
  • Reviewing and drafting monthly, quarterly and annual financial reports
  • Reviewing and advising in matters regarding new leases, lease renewals and proposals
  • Reviewing and advising contracts and services provided by outside subcontractors
  • Drafting annual budgets in cooperation with property management company
  • Conducting physical inspections of property and meeting with major tenants
  • Provide payment for real estate taxes and other related taxes
  • Provide and review insurance policies
  • Assist accountants in preparing annual audits and tax returns
  • Maintain updated set of books and records and financial statements
  • Prepare financial reports, leasing & occupancy reports and property status reports

Asset Management Profile:
Interstate Investment Properties places great emphasis on the performance of our client’s investment from the moment the investment is made. Before each investment transaction is concluded, our strategic asset management personnel develop a property business plan designed to maximize returns and minimize risks over the life of the investment. This property business plan is reviewed regularly with the client and updated annually to account for changing market conditions and/or emerging issues at the property level.

With expert in-house resources in the fields of leasing, construction and financing, we are able to implement our property business plans promptly and effectively. When the opportune moment arises to realize profit for our clients through the sale or redevelopment of their properties, we do not hesitate to bring our recommendations forward, based on a thorough analysis of the various options.

An important measure to the reliability of the investment management services we perform is the quality and timeliness of our routine investor reporting process and the ability to customize our reports to the special requirements of each client. In order to perform this service we rely on experienced personnel who, on a dedicated basis, perform the on-site property management and head office accounting functions for all our clientele. Their day-to-day work is not only at the heart of everything we do for our clients, but is essential to the value maximization focus of our asset management team.

Finally, if required, we can:

  • assume the responsibility for completing the corporate accounting and North American tax filings on behalf of the corporate ownership vehicles of our clients, as well as compliance with all other government an/or regulatory requirements.
  • handle the property and other insurance requirements of our clients, which include the responsible management of any environmental risks that may emerge in relation to their investments.
